Are For Sale signs permitted? 

Temporary open house directional signs only.

 

Are realtor lock boxes permitted? 

Yes, lock boxes may be put on the rail at the front entrance. Lock box is to be registered with the on-site building manager and removed within 72 hours of being sold.

 

Are there any pet restrictions? 

Yes, this is a pet-free environment. No pets are permitted in the units, building and property. See Declaration for more details.

 

Are there any occupancy restrictions? 

Occupancy is restricted to use as a single-family residence.

 

Are there any leasing restrictions? 

No short- term leasing permitted. Owners must provide a copy of the Lease Agreement for all tenants residing in the unit.

 

What are the parking rules for residents? 

Residents are only permitted to park in their designated parking spaces. Each unit is assigned one parking space to be used for parking a vehicle by the residents of that unit. All resident vehicles must be registered with the Condominium. Additional parking may be available for a fee.

 

What are the parking rules for visitors? 

Visitor Parking is available on site on a first-come, first-serve basis. No residents are permitted to park in Visitor Parking at any time.

 

Are there restrictions regarding changes to the common elements? 

No changes are permitted to the common elements.

 

Is there sub-metering of utilities? 

No. Please encourage residents to be conscious of water consumption.

 

Are there any unusual maintenance items? 

No.

 

Are there any bulk utilities included in the common expenses? 

Water and sewer costs are bundled with the monthly maintenance fees.

 

Is there private waste pickup? 

No.

Are there any smoking or cannabis restrictions? 

No smoking permitted in the elevators or any common area, including lobbies, hallways, stairwells, recreational rooms etc.

 

Is there any other important information to know? 

If a resident is absent from their unit for more than 48 hours it is their responsibility to ensure the unit is checked every two (2) days during their absence.  

Live Christmas or other coniferous trees are a fire threat and not permitted in the building.

All units must remain on the Master Key system.

Window coverings must be white/off-white.

Move in and out is to be arranged with the building manager at least five business days in advance.
